The growth in Walton County is moving to the Freeport area, conveniently
located near the north side of the beautiful Choctawatchee Bay, just
past the Highway 331 Bay Bridge. Many factors are coming together to
make this
area one of the most exciting growth areas in the State of Florida.
The Black Creek Village development is proposed for a 260 acre parcel
on the eastern end of a larger 1,124 acre tract located on the south
side of Highway 3280. This tract, along with a number of other tracts
in the immediate area, is in the process for review by Walton County
for a land use reclassification entitled the North Bay Neighborhood
Planning Area. The intent of the North Bay Neighborhood Planning
Area is “to promote the orderly and compact growth of the north
Walton County area by providing opportunities for residential, mixed
use, and community development, proximate to the municipalities or other
urbanizing areas of Walton County.” The Black Creek Village conceptual
site plan conforms to the proposed criteria of this new land use classification.
Equally important, the City of Freeport and Walton County Regional Utilities
are in a cooperative relationship to bring sewer and water service to
the Black Creek Area. As a part of that effort, Regional Utilities is
currently installing seven miles of water and sewer lines to the Black
Creek area east of Highway 331 along Highway 3280. Key officials have
forecast that sewer and water service will be available to the area in
18 to 24 months.
Another benefit contributing to the growth in the area is the proposed
Bay County International Airport, to be located less than a 15 mile drive
from the Black Creek area. This facility will provide quick and convenient
air transportation to the community for both vacationers and commuters.
The airport is scheduled for completion in 2009.
As a result of these factors, a tremendous pocket of growth has been
targeted for the west and middle of the Black Creek area along Highway
3280 and Black Creek Boulevard. Black Creek Village is central to that
area of anticipated growth.
Located close to some of Florida's most beautiful bays, rivers and
creeks, the Black Creek Village community will be private, secluded
and only minutes North from some of The Gulf of Mexicos most famous
beaches, Seaside, Watercolor and Rosemary Beach.
This will also allow immediate access to first class shopping, restaurants,
deep sea-fishing and championship golf that is afforded by Florida's
famous Emerald Coast.
